-- WHY YOU SHOULD OBTAIN EACH --

As a prospective homebuyer are you sophisticated in identifying problem areas or the true value in your potential new home? Do you know if there are any problems with lot lines? Do you know whether someone has forged a previous deed on your new home?? Most of us are not knowledgeable in identifying potential problem areas. You are in the process of making a very large investment. For just a small investment now, you may save substantial money in the future.

Can you afford not to have a professional home inspector inspect the premises for the integrity of the internal and external components of the dwelling, a professional pest control operator inspect for termites and wood destroying fungi, a professional survey the lot to be sure of boundary lines, and a professional appraise your potential home to be sure of its value? Do you dare not to obtain owner's title insurance so that your ownership interest is protected just like the lender's interest??

HOME INSPECTIONS:
Here are a few areas that home inspectors look at:

  • Structural: Home inspectors are not structural engineers but can identify visual defects in these areas requiring immediate repairs.
  • Electrical: Do the outlets work? Does the house use fuses or is there a breaker box?
  • Plumbing: Are there any leaks or annoying drips? Are all the mechanical systems & fixtures working properly?
  • Built-in Appliances: Are they functioning properly?
  • Safety Hazards: Home inspectors are not environmental specialists, but they can identify many safety hazards or dangerous conditions
  • Miscellaneous: Be sure to ask your inspector to check: septic systems, roofs, drainage problems, wood decks, patios or other exterior structures

CL-100

    The Charleston tri-county area is damp and termites love us. While some lenders do not require a clear CL-100 for closing, we strongly recommend it.

APPRAISAL

    While some lenders are not requiring appraisals, it is our recommendation that you always let a professional advise you on the true value.

SURVEYS

    Most lenders today are not requiring new surveys, however, we recommend that you obtain a professional survey to show correct boundary lines, easements, etc.

OWNERS TITLE INSURANCE

    See 55 reasons why you should obtain owner's title insurance - - the lender will always require title insurance to cover the amount of the loan - - why is the lender so particular about title insurance when they don't seem to care about the appraised value of the property in some cases nor do they care about a new survey or a clear CL-100??? Obviously, title insurance is important to the lender � it should be important to you!!!!!

WE RECOMMEND YOU ALWAYS OBTAIN A GENERAL HOME INSPECTION, CL-100, SURVEYS, APPRAISAL, AND OWNER'S TITLE INSURANCE AS WELL AS INSPECTIONS IN SPECIALIZED AREAS BEYOND THE SCOPE OF THE GENERAL HOME INSPECTION.
